Facilities/Maintenance Programs:
Facilities maintenance is a continuing
daily operational function of the Department.
The Facilities Department personnel are multi-disciplined
with certifications ranging from Pest Control
through HVAC repair. It is the responsibility
of this Department to respond to every work
task associated with maintaining Authority properties
in accordance with standards established for
the safety and well being of our residents and
employees.
Every task performed by the Facilities
Department originates with a Work Order which
when completed provides the information necessary
to track time and materials. An analysis of
the Work Orders accomplished measures the performance
of the Facilities Department. Work Orders fall
into two main categories: Resident Request
(Reactive) or Scheduled (Pro-active).
The level of performance is indicated by the
percentage of scheduled Work Orders.
Presently 69% of all work of the Facilities Department is scheduled. Approximately
35,000 work orders are processed a year.
Active Preventive Maintenance and Uniform Physical
Inspection Standards programs are in place.
